313 Sopris Avenue
About This Property
In the heart of Crested Butte’s historic west end and perched on “Sopris Hill”, 313 Sopris is a brilliant renovation of one of town’s oldest properties. Dating to 1881, it was first known as the Pioneer Apartment Hotel. The Spehar family owned the property from 1926 to 2014. Today, the completely restored home expertly recaptures its heritage with a beautiful mix of reclaimed elements and modern appointments throughout three levels. Home highlights include designer lighting, a mix of reclaimed and new wide plank wood floors, high-end kitchen appliances, a butlers pantry, a wet bar and a heated walkway to the front door. Comprising 6 bedrooms and 6 total bathrooms, there is plenty of room for family and guests to relax after a day on the ski slopes or mountain bike trails. And, the absolutely stunning panoramic mountain views make 313 Sopris a very special offering considering its in-town location.
The lower level features two bedroom suites with attached baths and a spacious family and home theatre room. The main level’s open floor plan flows nicely from the master suite to the living area, kitchen and dining room. Upstairs, a second master suite, two more guest bedrooms and a full bath plus a sitting round out this amazing offering. Its a two minute walk to Elk Avenue dining, shopping and nightlife and the ski resort shuttle picks you up a block away. The .22 acre property includes a 1-car garage and a big historic barn with a variety of potential uses.
PROJECT OF THE YEAR – 2016
The Project of the Year for a rehabilitation to a historic home in 2016 was awarded to 313 Sopris, LLC and Jeff Hermanson, for the rehabilitation, addition and historic preservation work of the 1881 residential building located. The Board commended Priscila Palhava and Peter O’Rourke for the sensitivity of this unique historic structure and the attention to detail in the rehabilitation on the project as a whole was greatly appreciated. Each step along the way, O’Rourke and Palhava met with Town Staff and representatives from the Board to ensure that the path of rehabilitation was appropriate for this special building. Uncovering two different types of siding, maintaining as many of the historic windows as possible, the lower “cellar” door and returning to the East elevation entry were all examples of the details you all took to help this building preserve its unique character. This is an iconic building in Crested Butte, as it sits atop the hill on Sopris Avenue. According to the historic building survey, this building was built in 1881, as the Pioneer Apartment Hotel, and is one of the oldest in Crested Butte. Crested Butte founders, Howard Smith and George Holt, erected the building and the Spehar family acquired the building in 1926.
