Hello from Crested Butte Colorado!

It’s April 1st. There is always some fooling around on this day but when it comes to Crested Butte’s evolving real estate market no one is getting fooled. The 2026 market across the upper valley is showing serious leg with impressive activity in spite of a low inventory condition for single family homes. Demand is growing, a record breaking transaction just happened and another is underway and we are still months away from the summer selling season!

Here is a look at the
Top 10 residential sales, year-to-date, including the impressive $9.6MM ($1,754/SFT) sale of a Sotheby’s listed luxury home located at the Club at Crested Butte. This is now the all-time high sales price for that community and the third highest sales price ever fetched for a home in the Crested Butte and Gunnison area!

In 2026 we’ve already realized 36 residential sales representing
$68MM in volume. And, right now there are another 40 residential properties currently under contract representing $73MM in pending sales volume.

In the town of Crested Butte, the available inventory of single family homes is very low. Only
13 homes are currently on market. In Crested Butte’s rural zones including Skyland, Larkspur, Buckhorn Ranch and the close-in ranch communities there are just 23 homes for sale. There is just 1 home for sale in Crested Butte South and up in Mt Crested Butte we have just 16 homes for sale. I’m not foolin’ around, this is what is going on in Crested Butte right now!
