It is no secret it has become very expensive and time consuming to build a home in our valley. Prices on construction materials, labor and soft costs like GC fees, permits, water and sewer tap fees, architectural and interior design fees and affordable housing taxes have all skyrocketed in our valley since 2020.
 
Another contributing factor to the high costs of building up here? The building codes have become more stringent. Gunnison County’s recent building code changes focus heavily on wildfire mitigation. We now have stricter rules for ignition-resistant materials for roofing, siding, decking, defensible spaces, and construction in wildfire prone areas. And, the new energy efficiency codes now require better insulation, tighter windows, duct sealing, and stricter air exchange rates.
 
Folks that are building custom homes today are looking at $800-$1500 per SFT and that is just the vertical construction cost which includes the site work, foundation-to-roof build and landscaping. Add in land purchase costs, finance charges (2-3 year build cycles are expensive to carry) and the cost to furnish and decorate and that new design-build budget can get out of hand in a hurry.
 
The obvious upside of building your own home or buying an existing new home? You end up with a property that is superior in quality to anything else and it is likely more valuable. And, if you can find an existing new home to meet your needs you get to move in after closing and begin living the mountain lifestyle immediately.
