We’re now past the halfway point of 2026, and the Upper East River Valley real estate market continues to demonstrate remarkable strength. From Crested Butte South to Mt. Crested Butte, buyer demand remains healthy, well priced properties are being absorbed, and sold values continue to reach new highs.
 
The first half of the year has produced exceptional results across nearly every residential segment. Even more encouraging, 45 properties are currently under contract, representing approximately $75 million in pending sales volume—an indication that market momentum remains firmly intact as we head into the second half of the year when we typically see stronger sales performance.
 
Single-Family Homes
Year-to-date, 32 single-family homes have sold throughout the valley, generating more than $101 million in closed sales volume. Average sold prices have climbed to just under $3.2 million, establishing a new all-time high for the Crested Butte area market and underscoring the continued demand for quality mountain homes.
 
Condominiums & Townhomes
The condominium and townhome segment has also delivered impressive performance. Fifty-six properties have closed so far in 2026, totaling approximately $56 million in sales volume. Average sold prices have now surpassed the $1 million mark, highlighting the sustained demand for both primary residences and recreational properties throughout the valley.
 
Looking Ahead
The market’s momentum shows little sign of slowing. We’re tracking a similar performance to last year. During the second half of 2025 our market realized over $200 million in residential sales ($310 million in total residential sales last year). With 45 residential properties currently under contract and buyer sentiment staying strong, the pipeline for the coming months looks exceptionally stable. 2026 is well positioned to be another outstanding year for Crested Butte real estate.
