Hello from Crested Butte!
Wow, what a busy month for our upper valley real estate marketplace. Summer shopping has indeed turned into Fall buying with folks making moves up and down the valley from Mt. Crested Butte to Crested Butte South!
Confidence in our market continues to rise around here. We’ve hit two more all-time high milestones. We are about to crack the $10MM value ceiling. We’ve never seen a residential sale above this threshold. Actually, there has only been one sale at $10MM all-time. It was a new home in Prospect that included a vacant homesite next door so we put an asterisk* on that 2023 transaction.
Now, a $13.9MM ranch listing located at Smith Hill Ranches just above town is under contract. And a single family home in town listed higher than any other previous offering – over $2100/SFT – is also under contract. 25 residential properties have sold so far in September. Here is a look at all 25. Nesting season continues with 18 homes under contract currently. There are 19 condos and townhouses under contract. 6 land properties have closed in September with 11 offerings going under contract.
