Happy Holiday Season from Crested Butte!

Outside Magazine’s November 2009 edition lists Crested Butte as one of America’s top ski resort destinations. Local Murray Wais, executive producer for top ski filmmaker Matchstick Productions, put it in perspective for Outside Magazine: "Crested Butte has the steepest untamed skiing in Colorado, a state known for luxury resorts and groomed runs. Here it’s steep and cheap—the lodging is mid-level luxury. We aren’t on the giant strip mall that is I-70. Look, there’s no better place to ski than Vail if you love groomed runs. But if you think grooming sucks and you’re a fun-loving powder skier, Crested Butte is the place for you. It’s unique because it’s a community. We fight malls, sprawl, and waste. No one wears fur here. There is no Prada or Gucci. The only chain stores are the gas stations."

MURRAY’S HOT LOCAL TIP:  "Get up early and head to Camp 4 Coffee: the best Americano in the world. I know—I’ve been making movies for 16 years and have drunk coffee all over the globe. Have a cup and head to the hill."

A Look Back: 2009 – A Jekyll and Hyde Market

As we head into the new ski season in Crested Butte, it’s time for a look at this year’s real estate sales results and how our current market stacks up to previous years. 2009’s market might be remembered for it’s Jekyll and Hyde behavior. From January to May our market stalled out. Sales flat lined. Realtors reported lots of shopping activity but buyers sat on fences…and it felt like nobody was buying anything. Sellers were forced to be patient and some reduced their offer prices significantly to get a property sold.

Then, the market pulled a 180 degree turn and from May to the end of September buyers simply jumped back in and started buying. We experienced a good old fashioned rebound and actually beat 2008 sales results for July through September. And, we witnessed a record breaking, $2 million+ sale for a home in the Town of Crested Butte and a spec home in Mt. Crested Butte fetched almost $3 million.

Real Estate Around the Rockies: 2008 Recap

End-of-year real estate reports from various Rocky Mountain ski resorts were not surprising – the market for real estate realized a serious decline. From Aspen to Steamboat Springs to Vail, the reports at the major resort areas are about the same: 40 to 55 percent less dollar volume was recorded in 2008, compared with the previous year.

According to a report from the Land Title Guarantee Company: The sales volume in Steamboat Springs and surrounding areas was down 45.7 percent versus 2007. Altogether, $725 million in sales were reported.

In the Vail market, sales were down 52 percent last year, with a final tally of $2.75 billion.

In the Aspen market, sales were down 46 percent in dollar volume, to $1.37 billion.

The Glenwood Springs/Carbondale area market—down-valley from both Aspen and Vail—had similar numbers: 51 percent less volume, down to $723 million.

In Teton County, Wyoming – home to Jackson Hole- the number of transactions was down by 50 percent.  No drop in dollar volume was reported by the Jackson Hole News & Guide. But the newspaper notes that transactions had fallen 19 percent during the dot-com bubble burst of 2000 and another 22 percent in the fallout of 9/11.

In Utah, the Park City market was still at $1 billion for 2008, but that was the lowest since 2004, noted the Park Record. The number of transactions during the fourth quarter was the lowest since 1992. Still, real estate agents tell the Park Record they think it can’t get any worse—and will soon get better. "I’m seeing the market going from being stuck to picking up in small increments," said Jess Reid, of Jess Reid Real Estate. "It’s frozen, but it will thaw out," said Jim Lewis, of Summit Sotheby’s. "It’s always darkest before the dawn, and it’s pretty dark now,"

In Aspen and Vail, the contraction in sales has yielded a similar contraction in sales offices. The greater upheaval was in Aspen, where a real estate company dropped its franchise for Aspen Sotheby’s International Realty. The franchise agreement is being acquired by another firm, Morris and Frywald Real Estate, a firm founded in 2000 that has grown to almost 50 brokers. Citing the firm’s website, The Aspen Times reports the firm did $242 million in sales last year.

Century 21 Cans TV Ads

Good day from Crested Butte,

Real Estate Giant C-21 has announced that they will no longer be running television ads as of Jan 2009. The entire marketing budget that was once for running national campaigns on TV will be moved over to online advertising and marketing. This is comes as great news for online property marketing companies offering powerful listing tools and virtual tours such as the RTV dealer network. Interesting C-21 was the very FIRST in the business to start running television spots back in the seventies and now are the first to declare that online marketing is where they are placing their bets. According to the article listed below the lead generation from online marketing increased 237% while their cost per lead fell 62%! With so many homes on the market and listing inventories at an all time high putting marketing dollars where the best return is yielded just makes “cents”.
