As we head into our so called "summer selling season" real estate sales activity is picking up around the valley.  The first photo is the town of Crested Butte’s latest single family home sale: We (Sothebys) sold 830 Elk Avenue this week for $680,000. And, the second image is a 4 bedroom home at Wildhorse at Prospect. It sold this week for $1,370,000. We have 20 residential properties under contract representing a dollar volume of just over $13 million.

Fraudulent Conservation Easements Targeted

The Denver Examiner reported today that Colorado officials are investigating the state’s conservation easement tax credit program. Erin Toll, our director of Colorado’s Division of Real Estate, told lawmakers the program is "riddled" with fraud and there may be millions of dollars in questionable tax breaks. State lawmakers want to suspend the program.

As Crested Butte’s lifestyle popularity grows, so does interest in our business and investment real estate. Trump Snooping Around Yellowstone Club?

The Examiner.com commented on an interview real estate tycoon Donald Trump had with the Wall Street Journal. Trump told WSJ that he is interested in the troubled Yellowstone Club in Montana. He may get that place for a bargain. The private resort filed for bankruptcy last November and deep in debt.

Hatched in 2000, plans for the private, ultra-exclusive Yellowstone Club included 864 homes, private skiing terrain bigger than Aspen and Telluride and a golf course designed by Tom Weiskopf. Membership is by invitation only and ownership of real estate is required. Bill Gates and former Vice President Dan Quayle are on the member roster. Home site parcels are listed at $2.25 million and condos and other residences are listed between $3.5 million to $6 million.

Buyer’s Market In Aspen Colorado?

The times they are a-changing. The Aspen Daily News.com reported yesterday that Aspen, Colorado’s real estate market has "evolved" into a buyer’s market. When a single-family home in the West End recently sold for $788 per square foot, buyer’s noticed, so did sellers and everyone else in Aspen. Single family homes in Aspen have sold at $1,500 per sq. foot or more, so this current sale reflects a new reality in these recessionary times.

“Sellers have to realize that could be the bottom for single-family houses in the West End,” said Coldwell Banker broker Tim Mooney in Aspen. “And Realtors have to get real by taking listings that they can sell between $800 and $1,000 a foot. But they’re not. They’re still taking listings at $2,000 a foot, which means they’ll have to lower the price in the first 60 days of the listing.”

The number of local home sales has been so shallow ever since the nation plunged into a recession that many brokers agree it’s too early to tell what the bottom might be here. But they say now is a good time to be an interested buyer.
