CBMR Management Shakeup

Good day,

Tim Mueller, Crested Butte Mountain Resort’s (CBMR) CEO, announced a big shakeup at the ski company yesterday.  Gone from the roster: Vice President and General Manager, Randy Barrett, April Prout, the Public Relations Manager and Jack Gibbons, the Director of Mountain Operations. Charlie Farnan stepped down from Director of the Ski School.

"It has been decided that Randy will step down as General Manager as we look to make changes in our management structure so it aligns more closely with new company goals," said Mueller. "Randy has served the company in a number of capacities over the years and has done a commendable job in his position as General Manager. Randy, Diane (Mueller) and I are in agreement that it is in the best interest of CBMR to create a new management structure." Quote borrowed from First Tracks Magazine

This is interesting news and follows Mueller’s "acquisition" of Ken Stone, VP Marketing at CBMR. Ken was cherry picked from Telluride Ski Resort.

Developers Slashing Prices on Vacant Land

Good day from Crested Butte!

If you’ve ever used eBay.com to buy or sell something then you are familiar with the phrase: "Buy It Now Price". It now appears some Crested Butte real estate developers have coined a new phrase; "The Dump It Now Price".

With property inventories reaching all time highs, real estate sales – especially for vacant land – are flat. Values on homes and parcels in town and on the mountain remain high as there has been just enough sales activity to support strong asking prices. We’ve seen solid 7-figure deals for homes and slopeside condos in Crested Butte and Mt. Crested Butte and this month a homesite in the Verzuh neighborhood of Crested Butte sold for $755,000!

However, once you leave town limits, developers are slashing prices on unsold lots, offering deep discounts and 2005 pricing on some deals. The developer of the Larkspur subdivision across the street from the Crested Butte County Club dropped prices on his remaining parcels in this new subdivision significantly below what they were selling for just a few months ago, some going well below $200,000. Additionally, the developer at Buckhorn Ranch has dropped prices more than 40% on all of his remaining inventory. You can buy a small, interior lot in this neighborhood for $92,000! And, with over 50 parcels on the market in Crested Butte South, bargains can be found as sale prices are dropping below $100,000 for 1/3 acre view properties.  It might be a good time to start shopping for dirt around Crested Butte!

Crested Butte Average Sale Price for a Single Family Home Last 12 months
$1,060,000 ($455,000 for condos and townhomes)

Mt. Crested Butte Average Sale Price for a Single Family Home Last 12 months
$1,302,778 ($732,000 for condos and townhomes)

Crested Butte South Average Sale Price for a Single Family Home Last 12 months
$513,000 ($287,000 for condos and townhomes)

Sales Flat Prices High

Similar to Crested Butte, sales around snow and ski resorts in the Western US are flat lining but prices remain high and there is just enough sales activity each month to galvanize sellers and keep asking prices high. We’ve seen 7-figure priced sales of homes and slope side condos in Mt. Crested Butte and today a vacant parcel in the Verzuh neighborhood of Crested Butte sold for $755,000! Bargains are starting to pop up for vacant land in places like Crested Butte South but home prices in this community 10 miles from town still average $255 to $300 per square foot.

In Jackson Hole Wyoming, there have been 25 per cent fewer real estate sales in the first quarter of 2008 compared to 12 months ago. Interestingly, the median price of those sales that occurred was up 86 per cent. David Viehman of Jackson Hole Real Estate and Appraisal says the prices of some high-end properties have been reduced to more accurately reflect market conditions.

In Telluride, the local realtors remain optimistic even as the real estate market there tumbled through the winter. Agents are looking to the summer for a recovery in the market. In April, Telluride saw $23 million in sales – not bad but not great when you consider they did $68.5 million for the same month last year.
