Happy Holidays !

Chris Taylor of Stewart Title in Crested Butte and I took the Gunnison County Assessor’s database apart and rebuilt the numbers for our local market. With all of the new development going on around here, developer-direct sales make up a big chunk of the activity and For Sale By Owner transactions also add something to the totals. The MLS doesn’t reflect these sales so its important to go deep on the data. Recently, I attended a local presentation from National Valuation Consultants Inc. (NVA). NVA does valuation and appraisal work on much of the Western ski and summer resort markets. Their client list includes CBMR and they were kind enough to cough up some of their expensive data to our broker community. NVA’s representative stated bluntly in her presentation that Crested Butte has more potential for real estate growth than any other resort market they have researched.

This is a strong statement considering NVA’s affinity for markets like Telluride, Aspen, Vail/Beaver Creek, Steamboat, North Lake Tahoe and Whistler. Go here to download the report (PDF).

Its Official! 7 Feet of The White Gold

Crested Butte gets 7 feet of snow

Whistler Blackcomb up in British Columbia isn’t the only resort in North America that is getting big dumps. Crested Butte has received more than seven feet of snow in the past 10 days.  According to resort officials, the heavens have erupted and continue to churn out that wonderful WHITE GOLD, aka powder snow!  Fifty-nine inches of snow fell over the past weekend, with another six to twelve predicted for today. The skiing and riding is outrageous, they say. With all this abundant snowfall Crested Butte Mountain Resort will open the Extreme Limits on Thursday.

"We are thrilled about this early season snow. The timing of this new snow with Ski FREE couldn’t be better! These early season storms are ‘manna from heaven’ and will set us up for an incredible season to come," said Ethan Mueller, CBMR Director of Operations.

Lodging and travel bookings are way up for the holidays and the rest of this year’s ski season. With the increased winter tourism and worldwide awareness of our ski conditions should make 2008 a ski season to remember!

Winter Storm Slams Crested Butte

Most of us in Crested Butte are finally digging out from a massive winter storm that slammed our mountain town over the last 4 days. On Friday the 7th, we woke up to literally 30 inches of the white stuff and the snow continued to pound us through Saturday night. The ski area has a base that is higher than any total from the 2006 season.

The magic in Crested Butte continued through Saturday night when film crews from "Good Morning America" visited town and captured the Christmas tree lighting ceremony aka Crested Butte’s "Light Up Night" and Elk Avenue holiday parade. Nice timing! Great publicity for us!

Book a trip to Crested Butte now. Places are filling up all over town and the mountain. The skiing is as good as it gets in the Butte.

Aspen’s Market Cools Off “A Bit”

Good day,

A report today from Aspen Colorado showed the real estate market for Pitkin County is finally slowing down. Local real estate agents state that the national credit and lending crisis is not causing any direct impact on the market, as Aspen’s customers usually pay cash, no matter what the price, although some prospects seem to be waiting to see how the national climate may affect their portfolios so perhaps there exists an "indirect" impact. It seems to me that local sales in Aspen might be experiencing a necessary correction after an incredibly busy first half of the year.

The real estate market there topped $2 billion in sales by the end of September, according to a monthly analysis by Land Title Guarantee Co. This total breaks last year’s (2006) record pace and it is the first time the $2 billion barrier was topped by the end of the third quarter.
But, a month later in October, sales slowed significantly – down 37% over last year. Sales were at $183.36 million in October 2007 compared to $289.64 million in sales for the same time in 2006.
